Leases run from June to May.  No pets or smoking in our houses. Utilities are NOT included in your rent.  The City of Newark has very strict rules regarding parties and loud noise.  If you are convicted for more than one violation, everyone in the house will be evicted and you will still be responsible for the rent if you are evicted until suitable tenants are found to fulfill the remainder of your lease.  

If you are a student, you will need to have a Co-Signer to apply for the apartment. Each person on the lease has to fill out an application and has to have a Co-Signer.  Here is a SAMPLE Co-Signer Form (Guarantor Clause) for your reference. Do NOT use the sample form as your co-signer form. 

 The deposit is equal to one month’s rent. 

*Note:  The security deposit CANNOT be used for the last month's rent.  Upon move out, the security deposit check (minus utility bills, damages) will be mailed to one person, in one check.  It will be that person's responsibility to distribute the appropriate funds their other roommates.  

 Utilities (electric, water, natural gas/oil, internet, etc) are NOT included except for trash & recycling pick up and lawn mowing. 

We ONLY lease by the property. All of our leases are Group Leases which means everyone on the lease will be jointly liable for the lease. 

 Rent is paid monthly and is always due the First of the Month. There is a five-day grace period. Rent is late after the fifth of the month.  The late fee is 5% of the total amount of rent.
